These terms apply to both the Kasap website (kasap.es) and the Kasap mobile app for iOS. By using either, you accept these terms.
By accessing or using the Kasap website ("Site") or the Kasap mobile app ("App") — collectively, the "Service" — you agree to be bound by these Terms of Service. If you do not agree, please do not use the Service.
The Service is operated by KASAP APP, S.L. (CIF B26648170), a company registered in the Mercantile Registry of Valencia, Spain, with registered office at C/ Torn de l'Hospital 31, Valencia, under the Kasap brand. Wherever this document says "Kasap," "we," "our," or "us," it refers to KASAP APP, S.L. For service questions: contact@kasap.io.
Kasap is a discovery and communication platform that helps buyers and renters find verified real estate professionals and connect with them directly. Kasap publishes property listings submitted by professionals and forwards messages between users.
Kasap is NOT a real estate broker, agent, lender, escrow service, or party to any rental or purchase agreement. All transactions, viewings, contracts, deposits, and payments happen directly between the buyer/renter and the real estate professional, off-platform. Kasap takes no commission on those transactions and provides no warranty regarding listing accuracy, agent conduct, or the outcome of any negotiation. Apply ordinary diligence — visit properties in person, verify documents independently, and consult a lawyer for any contract.
You must be at least 16 years old to join the waitlist or create an account. By using the Service you confirm that:
Real estate professionals additionally confirm that they hold any license, registration, or authorization required to practice in their jurisdiction within Spain, and accept responsibility for the accuracy of listings they publish.
You are responsible for keeping your account credentials secure. You may not share your account, sell access to it, or use someone else's account. You must promptly notify us of any unauthorized access via contact@kasap.io.
You may delete your account at any time:
You agree to use the Service only for lawful purposes. You must NOT:
Violation of any of these terms may result in immediate account suspension or termination.
Real estate professionals retain ownership of the listing content they publish (photos, descriptions, prices) and grant Kasap a non-exclusive, royalty-free, worldwide license to host, display, distribute, and translate that content within the Service for as long as the listing is live and for a reasonable archival period after takedown.

Kasap may remove any listing at its discretion if it appears to violate these terms or applicable law, with or without notice.
All Kasap brand assets — including the name "Kasap," the logo, trademarks, software, design system, copy, and the structure of the Service — are owned by or licensed to the operator and are protected by Spanish, EU, and international intellectual property law. You may not copy, modify, or redistribute any of it without prior written permission.
User-submitted content (your profile data, listings, messages) remains yours. You grant Kasap the limited license described in §7 (for professionals) or the equivalent license needed to operate the Service (for buyers/renters — primarily to deliver chat messages and surface your likes back to you on other devices).
By creating an account, you consent to receive transactional messages essential to the Service (account verification, security alerts, message notifications). Marketing emails or push notifications are sent only with your separate consent and can be turned off at any time in app Settings or by clicking "unsubscribe" in any marketing email.
The Service is provided "as is" and "as available" without warranty of any kind, express or implied, except as required by Spanish consumer-protection law. We do not warrant that the Service will be uninterrupted, error-free, secure against every threat, or that any listing or user is who they claim to be.
To the maximum extent permitted by law, and except for damages caused by our gross negligence or wilful misconduct, Kasap shall not be liable for:
Nothing in these terms limits or excludes liability that cannot be limited or excluded under Spanish or EU consumer-protection law.
You agree to indemnify and hold Kasap harmless from any claim, loss, or expense (including reasonable legal fees) arising from your breach of these terms, your misuse of the Service, or content you submit.
We may suspend or terminate your account and access to the Service at any time, with or without notice, if we reasonably believe you have breached these terms or that continued access poses a risk to other users or to the Service. You may terminate by deleting your account (see §5).
Termination does not affect any rights, obligations, or liabilities accrued before termination.
We may update these Terms of Service. Material changes will be announced in the App and/or via email at least 30 days before they take effect. Continued use of the Service after the effective date constitutes acceptance of the updated terms. The current version is always available at https://kasap.es/legal/terms.
These Terms of Service are governed by Spanish law, without regard to conflict-of-law rules. Any dispute arising out of or relating to the Service or these terms will be submitted to the exclusive jurisdiction of the courts of Madrid, Spain — except where mandatory consumer-protection law gives a consumer the right to bring proceedings in their place of residence.
